Getting Your Buyer into the House

Getting your buyer into see the house is usually thought to be the trickiest part of the wholesaling process. Some of the wholesale deals you’ll get will have a tenant or the seller occupying the property. This poses a problem. How do you show the property without the tenant/owner getting upset?

Or even worse, the seller talks to your buyer and clues in that you’re flipping the house for a much higher price.

Here’s where it can get ugly. Let’s say the buyer and seller meet and they decide they don’t need you and they swiftly cut you out of the deal.

So what can you do? Well it all starts with “positioning”. It all starts with what you say and how you say it to the seller when you FIRST sign the contract.

You gotta say this at the time of executing the contract: Ok Mr Seller, here’s what’s going to happen next.

For us the have a smooth and timely transaction with no delays we as a company have to get our file in order.

For this to happen, we have to get some renovation quotes and get a few money partners to view the property.

Once the file is complete and we get a clean title report we can close the deal.

So what are the best times to make this happen for you? Or should we communicate directly with the tenant to make this happen? Or can we put a lockbox on the house?

The seller will give you several alternatives and you can make arrangements.

Now, what happens the day of the showing?

Good question, the seller is prepped, now you must prep the buyers.

Here’s what you say:

“Alright Mr Buyer, I’ve got you scheduled for tomorrow at 3pm. Please be aware that the seller/tenant will be at the property. If you could hold any questions about terms and pricing until we are alone outside I would appreciate that. Is that something you can agree too?”

They will say yes, but you want to get an agreement from them so they’re clear and understand the importance.

Saying these few words to buyers and the seller sets the tone of what’s expected.

You’ll have a smooth transaction with no unexpected turmoil, prevent buyer circumvention, and have a happy seller at closing.

Cold Calling Mindset – 7 Keys to Creating Yours

Hi, this is Ben Wilson, back with another Video Tip for your Real Estate Tool Belt on creating a strong Cold Calling Mindset.

In today’s tip we discuss the 7 keys to developing a rock solid cold calling mindset.

For many cold calling can be challenging – it’s so easy to put off and yes, it can take some time to develop the necessary skills – even those of us with years of of cold calling experience- like yours truly the affordable real estate coach – face call reluctance at times.

Push past the reluctance and fear by developing a Rock Solid Cold Calling Mindset

In this video tip I’m going to give you 7 tips on developing your cold calling mindset to push you past all the fear doubt and anxiety you may have felt in the past when you sat down to make calls.

Tip #1 – Practice Your Craft

Here’s tip number 1 – practice your craft – by putting in the time off the dialer, honing your skills, practicing the scripts, and role playing you are making deposits in your Rock Solid Cold Calling Mindset Bank Account – which will continue to pay dividends for years to come – I can think of no other skill that you can master practicing just a couple of hours per day that pays so well – so if you really want to be successful in this business, I can think of nothing better than spending time each day working at it.

Tip #2 – Remember – You are helping people who may not have many options

Always keep in mind we are helping those people that may not have any other options or limited options – many real estate agents won’t touch their house because of the condition – we perform a valuable service that helps a lot of people – we are like a surgeon that using our words, questions, and actions identifies and extracts the source of the pain for our clients – the sellers we talk to everyday

Remember that when you want to put off making those calls – there is someone out there who needs your help and with it they may be left with no options.

Tip #3 – Dialer Time = Money Time

There are many factors that come into play when it comes to success in real estate – but if you’ve decided to build your business around cold called prospects – there is really only one thing that matters – and that one thing is time on the dialer.

That’s the time you spend on the dialer each day and it is really the only thing you can control in this process. You can’t control who picks up, who gets mad, or who even has a house for sale (with some exceptions) but you can control getting on the dialer each day for at least 2 hours and make calls. If you just focus on that, you’ll be way ahead of most of your competition. If you’ve been practicing your craft and learning your scripts like we talked about in tip number 1 – you’ll be even further ahead.

Tip #4 – One Call Away

Yes, I know you hear this a lot from everyone who makes calls – but it is true – on every call you are potentially talking to someone who could put thousands of dollars in your pocket by discounting their house. So you are literally only one call away from a life changing amount of money. Think about that to keep you Dialing For Dollars on a daily basis.

Tip #5 – Practice Meditation

Ok – I can hear you know, “Ben – you’ve gone off the deep end now” – but stick with me for just a minute – I speak from experience

I learned the Silva method about 20 years ago. It’s been one of the most life changing skills I’ve acquired. As a result of what I have learned and implemented on a daily basis, I became more relaxed and focused. Successful days just seemed to pile up one after another. It was extremely helpful when I first started cold calling several years ago to blow past the reluctance that is very common when first starting out…

Unfortunately it appears that the Silva method isn’t taught much anymore. However you can learn it on your own and I can direct you to some free online resources for learning the basics if you are interested.

Any type of meditation where you get relaxed for at least 10-15 minutes by:

  • closing eyes
  • breathing deeply
  • relaxing your muscles
  • Focus on positive outcomes you want to occur in your life. Make this part of your daily routine (I suggest in the morning to prepare for the day and then again at night right before you go to sleep to review the day) and you will see a difference in very little time.

Make meditation a part of your regular daily activities and you will see your cold calling results improve in the process.

Tip #6 – Focus on What You Can Control

As I touched upon in tip #3 there are some things you just can’t control when you are cold calling potential sellers:

You can’t control:

  • people getting mad when you call
  • someone hanging up on you
  • when your calls go unanswered
  • People that have nothing to sell

That stuff doesn’t matter – just focus on what you can control – things like:

  • your time on the dialer
  • learning the scripts and practicing regularly
  • meditating on achieving positive results daily
  • Maintaining a positive attitude

Once you have the skills – for every hour you are on the dialer you can make up to $500 once you have practiced your scripts and developed your lead conversion skills…
