It’s very simple to get started – all you need is a list – as we have covered in several other videos, lists are easy to get. Check out our other videos if you need help in that area, but some of the companies we have used over the years are Listsource, Listability, and Property Radar.
The type of list can vary greatly, but as when we are sending mail, we want to target people who may have a need to sell – such as abesentee owners, people going through a divorce, landlords that have to evict someone, code violations, etc.
Next, you need to get a good phone number for each person on the list by doing what is called skip tracing. There are many resources for skip tracing a list – some more expensive than others – some of the ones that we use are White Pages Premium (low cost, but have to look up individually) up to services like Batch Skip Tracing (higher cost, but they do them in bulk).
Once you have the list and phone numbers you can start calling! It’s just that simple – you are literally days (not weeks) away from your first (or next) deal.
